The following individuals are eligible to avail of a Pag-IBIG Housing Loan:

  1. Pag-IBIG Fund members who have made at least 24 monthly contributions prior to the loan application
  2. Of legal age (18 years old and above)
  3. With a steady source of income
  4. Not more than 65 years old at loan maturity
  5. Not a government employee covered by the GSIS
  6. Not an active member of the military or police with the pending criminal or administrative case
  7. Not an owner of a residential lot or a house and lot, townhouse, or condominium unit.

Pag-IBIG members who meet the following criteria can apply for a housing loan:

  • Must be at least 21 years old but not more than 70 years old upon loan maturity;
  • Must have been contributing to the Pag-IBIG Fund for at least 24 months;
  • Must have an active Savings Account with the Fund;
  • Must have no existing Pag-IBIG Housing Loan or Calamity Loan account; and
  • Must not have any past due payments on any existing housing loans availed prior to becoming a member of the Pag-IBIG Fund.

In addition, if one is married, both husband and wife must be members of the Fund and must sign all documents related to the loan application. This rule also applies to couples living together without marriage.

For single individuals, however, only their signature is necessary on all related documents. Also, applicants must have sufficient income and capacity to pay back the loan, as per Pag-IBIG’s eligibility requirements.

The types of properties that can be purchased with a Pag-IBIG housing loan are limited to those located within subdivision developments or condominium projects approved by either HDMF or other government agencies such as HLURB (Housing Land Use Regulatory Board).

The property must also be free from liens or encumbrances at the time of application. Furthermore, it should not exceed the maximum appraised value set by HDMF based on location and construction cost index.

In general, an applicant can borrow up to 90% of the total appraised value of the property subject to certain restrictions set by HDMF on a case-to-case basis depending on factors such as income level, age, and others.
